Buying an Older Home in Wichita? Check the Exterior First
Before choosing paint colors or countertops, inspect the roof, siding, windows, doors, and gutters for weather damage and future repair costs
Start With the Roof
From the ground, check for missing, lifted, curled, or uneven shingles. Look for sagging rooflines and damaged areas around vents, chimneys, and roof edges.
Inside, watch for ceiling stains, musty odors, peeling paint, or signs of past moisture. A roof does not need to be actively leaking to need repairs. Ask about its age, maintenance history, and previous storm damage before closing.
Look Beyond the Window Glass
Open, close, and lock each window.
Check for fog between the panes, cracked exterior caulking, damaged frames, peeling finishes, and visible gaps around the opening.
Older windows may still look acceptable while allowing unwanted heat, cold, and outside air into the home. This can affect comfort and make certain rooms harder to heat or cool.
Not every older window needs replacement, but failed seals, damaged frames, and recurring drafts deserve closer attention.
Examine the Siding From a Distance
Stand several feet away and look across each wall.
This makes warped sections, loose panels, cracks, gaps, and uneven areas easier to see. Pay particular attention to south- and west-facing walls, which receive strong afternoon sunlight. Check around windows, doors, corners, and utility openings. Soft areas, swelling, staining, or repeated paint failure may indicate moisture beneath the visible surface.
Siding is more than decoration. It helps protect the home’s structure from weather and water intrusion.
Test Every Exterior Door
Open, close, and lock the front, back, patio, and garage-entry doors.
A door that sticks, drags, rattles, or requires extra pressure to latch may have alignment, frame, or moisture problems. Look for daylight around the edges and inspect the weatherstripping and threshold.
Check the surrounding trim for cracks, separation, soft spots, and water stains. A worn exterior door can affect comfort, security, curb appeal, and protection from wind-driven rain.
Follow the Rainwater
Gutters should carry water away from the roof, siding, and foundation.
Look for sagging sections, separated joints, overflow stains, or gutters pulling away from the roofline. Make sure downspouts remain connected and discharge water away from the house. Soil erosion, peeling exterior finishes, and low areas near the foundation may show that rainwater is not draining correctly.
These problems can be easy to overlook during dry weather, so look for staining and ground movement that suggest what happens during a heavy Kansas storm.
Buyers May Have More Time to Look Carefully
Sedgwick County entered June 2026 with 1,417 active home listings, up from 1,372 one year earlier. The reported median market time was 50 days, while the county’s median listing price was approximately $276,995.
Wichita itself had a reported median sale price of $229,000 in May 2026, with 1,156 homes listed for sale by the end of June. Market conditions vary by neighborhood and price range, but more available homes can give some buyers additional opportunities to compare properties instead of overlooking visible concerns.
Use that time to examine the exterior, review inspection findings, and understand what the home may need after closing.
